At the end of a 26 year lease, the county will pay $1 to own the building.Geis plans to convert the adjacent Ameritrust tower into 215 luxury apartments. The deal also allows the county to negotiate with Geis on some details, such as elevators, restrooms, air conditioning and heating.The county's contract with Geis should be finalized, and the deal closed by Feb. 1.Under the contract, Geis will pay $11.1 million, or $50 per square foot, toward finishing the space. That's on par with offers from other developers vying to create a headquarters for the county.The county will work with real estate consultant URS Corp. to design the space.Based on estimates by URS and another county consultant, CBRE Group Inc., finishing the bare bones building will cost $75 per square foot, leaving the county to pick up $25 per foot, or a total of about $5.6 million . Furnishings are estimated at $45 per square foot, or $10 million, assuming every piece of furniture is new.Moving costs could cost another $1 million.
